District 14 covers Geylang, Eunos, Kembangan, and Paya Lebar. These areas fall within postal sectors 38, 39, 40, and 41. This district is a mix of old and new – heritage shophouses, older HDB blocks, and gleaming new developments like Paya Lebar Quarter.

With the redevelopment of Paya Lebar Airbase on the horizon and multiple MRT lines crisscrossing the area, District 14 is quietly transforming into a growth corridor.

My first “sale within a sale” happened in District 14.

A buyer loved the landed house I was marketing along Lorong Marzuki so much that he was willing to pay the option fee before even listing his own condo.

He knew the risk. The option fee wasn’t small, and if his condo didn’t sell in time, he’d lose it.

We had a plan: sell his unit within 14 days, give the buyer another 14 days to exercise, with one week as backup.

I sold his condo in 12 days. Both deals closed.

Moves like this are highly stressful. The buyer understood what he was getting into, and that made all the difference.

Know your risk tolerance & market dynamics (we were in an up market) before doing something similar.
