District 15 covers East Coast, Marine Parade, and Katong. These areas fall within postal sectors 42, 43, 44 and 45. This is Singapore’s original seaside living district. Properties here range from older walk-up apartments with character to modern condos.

District 15 was where I secured my first sale exclusive as a rookie agent. The condo was Nature Mansions.

After I met with the seller, she told me that she’d be speaking with two other agents (heavyweights in the district). I thought my chances were done.

Weeks later, she called. She wanted to work with me.

I wasn’t more experienced. I didn’t have a bigger track record.

“Why me?”

“You seemed more sincere. That’s more important to us than credentials,” she said.

That lesson stuck with me. You don’t always need to be the best in the room. Sometimes you just need to be the most real. And yes, I sold the unit.
