MY FIRST 2 DEALS

I believe every property agent in Singapore remembers their first few deals.

(1) HDB @ 221 SIMEI STREET 4

My first real estate transaction (three months after becoming an agent) involved a four-room HDB flat at 221 Simei Street 4.

I represented the landlady (a third-degree connection) and found her a tenant (I still remember he was a British working at Red Hat). I will always be grateful for the opportunity she gave this rookie.

That experience taught me the importance of building trust and delivering careful service, no matter the size of the transaction. It also sparked my interest in tracking Singapore real estate transactions to understand how different estates move over time.

(2) CONDO @ SUNRISE GARDENS

Soon after, I sold a duplex penthouse at Sunrise Gardens with my coursemate from the property agent course, Adeline Gan. She had secured the FSBO (for sale by owner) listing and invited me to work on the case together.

This collaboration showed me the strength of teamwork, the value of sharing knowledge, and how much we can learn from each client and each property.

Since then, I’ve transacted in many other districts and HDB estates, each memorable in its own way. Here’s one memorable moment involving a Pulasan Road apartment.

Every transaction has provided fresh insights into the property market and my clients’ different needs. Perhaps one day I will publish a book detailing the story behind every single case.

BUILDING EXPERIENCE ACROSS DIFFERENT NEIGHBOURHOODS

Those first two cases in Simei and Sunrise Gardens taught me a critical lesson: every neighbourhood has its own rhythm, and every property type comes with its own set of client expectations.

I evaluate each opportunity on a case-by-case basis, considering factors like location, property type, and how well I can serve that particular client’s needs. This selective approach means I can focus on delivering quality service rather than chasing every listing.

Many clients appreciate working with someone who gives them an objective take on what’s happening in the market—without pressure or agenda.

Some situations, like estate sales or divorce-related transactions—require extra sensitivity and discretion. In those cases, I work quietly and carefully to protect your privacy while achieving the best outcome.

A QUESTION OF EXPERIENCE

Prospective sellers and landlords sometimes ask whether I have transacted in a specific condominium or on a specific street. While prior experience in a particular development can be helpful, I do not believe it should be the most important factor when you choose an agent.

Every property agent starts a career with zero transaction experience. If I had let that hold me back, I would never have grown or helped the many clients I have served over the years.

Instead, I have focused on:

  • Building market knowledge through constant study
  • Refining systems and processes for marketing and follow-up
  • Studying Singapore real estate transaction data in detail

This approach helps me advise clients carefully regardless of the property’s location.

From what I have seen, the most important factors in a successful client–agent relationship are:

  • Chemistry between the two parties
  • Alignment with the client’s situation, risk appetite and time frame
  • Clear communication on pricing, timelines and market realities
  • A shared strategy based on real transaction data, not wishful thinking

While I take pride in the wide range of properties and districts I have transacted in, I do not believe prior experience with a specific condominium or location should be the deciding factor. A thoughtful plan and a strong working relationship matter far more.
