District 16 covers Bedok, Bayshore, and Upper East Coast. These areas fall within postal sectors 46, 47, and 48. This is established heartland territory with strong neighbourhood roots. Bedok has one of Singapore’s largest hawker centres and a range of mature amenities.

A seller at Casa Merah in District 16 had knocked down the third bedroom to create a bigger master bedroom. Beautiful renovation, high-end finishes, priced accordingly.

The problem?

3-bedder buyers saw an expensive unit that required more money to restore the third bedroom.

2-bedder buyers loved it but had 2-bedder budgets.

He was stuck between two buyer profiles, appealing to neither fully. When you knock down a bedroom, expect to take a pricing hit even if your unit looks stunning.

Most buyers would rather pay less for a standard layout and renovate to their taste than pay a premium for someone else’s vision.

The seller eventually adjusted his price expectations. I sold the unit once it reflected what the market would actually pay, not what he’d spent.
