HOW WE’LL FIND YOUR NEXT HOME
1) TIMING MATTERS
Start your search about 2 months before you need to move in. Here’s why: tenants must give landlords 2 months’ notice before their lease expires. Units with expiring leases surface around this window.
Start too early (3-4+ months out), and you’ll find most landlords won’t accommodate viewings.
They can’t afford to leave units vacant while they wait for you.
2) UNDERSTANDING WHAT YOU ACTUALLY NEED
We’ll start with your wishlist. Then I’ll show you what’s realistic within your budget and preferred areas.
Your requirements will probably shift after viewing 2-3 properties. That’s normal. The market has a way of clarifying what you actually want versus what you thought you wanted.
I’ll give you objective feedback at each viewing, not the sales pitch the landlord’s agent gives everyone. My job is to help you make an informed decision, not to close a deal on a property that doesn’t suit you.
Most clients find their property after 2-3 rounds of viewings.

3) SECURING YOUR PROPERTY
Found the one? I’ll negotiate on your behalf and guide you through the paperwork: vetting the tenancy agreement, signing, and stamping.
On handover day, I’ll walk through the unit with you and flag anything that needs attention. Technically, my job ends when you get the keys.
In practice? I’ll help you report any defects you discover in the first 30 days and coordinate repairs through the landlord’s agent. No extra charge.
It just makes sense to see things through properly and help you get settled in your new home.
