I’m Jack, a Singapore property agent, and I have a simple question for you:

What’s your biggest concern when it comes to working with a property agent in Singapore?

Before I became a Singapore property agent myself, I had plenty of reservations. I worried about meeting pushy, aggressive agents who cared more about closing a deal than about the people involved. Friends had shared horror stories, and I braced myself for the worst.

When I eventually started my own house-hunting process, the experience turned out to be different from what I feared. It wasn’t terrible, but it wasn’t inspiring either. I met agents who seemed disinterested, impatient, or unsure of what they were doing.

That was when a quiet thought took root:

“Can I be the kind of property agent I wished I had met?”

Someone who truly listens, puts the client’s needs first, and makes the process as smooth and stress-free as possible.

Almost as soon as that thought appeared, another voice chimed in:

“Do you have sales experience?”

“Do you have a strong network to tap on?”

“Can an introvert succeed?”

“Can you really be a property agent?”

I became fearful and, for a while, I did not believe I could.

Just as a seed grows into a plant, every thought manifests into our reality.

Those seeds of thought sat quietly for a few more years before they started to sprout.

FROM IT & EDUCATION TO REAL ESTATE

Before becoming a full-time Singapore property agent, I spent several years as a web development lead at a global MNC, where I managed offshore teams that built and maintained websites for the company.

Working with global teams across different cultures taught me the importance of clear communication, patience, and adapting my approach to different perspectives—skills that would later prove invaluable in understanding diverse client needs.

With colleagues of the Internet Marketing Department

I worked with data, user experience, and online behaviour long before “data-driven decisions” became a buzzword.

That experience taught me how to think logically, solve problems systematically, and coordinate complex projects with multiple stakeholders.


When my wife and I had our first child, and she went on maternity leave, I decided to step away from the IT industry to help her run her young Kumon Centre.

The few years I spent at Kumon shaping young minds were deeply fulfilling – even more so than my corporate career. Working with students and parents reminded me how meaningful it is to guide people, break down complex ideas into simple steps, and celebrate progress with them.

It also reinforced something important about myself:

  • I enjoy teaching and explaining.
  • I care about doing right by people.
  • I am at my best when I am helping someone reach a goal.

However, I also realised I could not see myself in a classroom forever. By 2009, my wife was back firmly holding the fort at Kumon, and I started asking myself what was next.

My mind went back to that earlier question:

“What if I became a different kind of Singapore property agent?”

A REMARKABLE COINCIDENCE

While doing research online, I stumbled upon a property agent’s blog. It belonged to Kam Choo Choo.

One of her posts about doing things professionally & ethically resonated very strongly with me.

Her writing felt sincere, grounded, and aligned with the way I believed a Singapore property agent ought to behave. It felt like a clear sign that I should reach out to her, so I emailed her and asked if we could meet.

But the story does not end there.


Way back in 2002, my wife (girlfriend then) and I had dinner at Rialto, an Italian eatery at the Amara Singapore Hotel. We were the last diners of the night, and towards the end of our meal, the lady boss came over for a chat.

I no longer remember the exact conversation, but I still remember how we felt. In just 10 to 15 minutes, she made us feel genuinely cared for. She wanted to know how we were doing, how we found the food, and she came across as truly invested in her diners’ experience.

We never saw her again after that evening.

Fast forward to 17 November 2009. I had arranged to meet Kam Choo Choo at a Dennis Wee Group career talk. When I saw her, I was stunned.

She was the very same lady boss from Rialto seven years earlier.

That incredible coincidence confirmed for me that this was not just another career switch. It was a calling to learn from someone whose heart and ethics aligned with the kind of Singapore property agent I wanted to become.

THE LEAP INTO REAL ESTATE

When we least expect it, life sets us a challenge to test our courage & willingness to change.

Six years after I first toyed with the idea, I finally took the plunge. In January 2010, I joined the real estate industry with enthusiasm and a quiet determination to “be the change I wanted to see”.

Being the kind of patient, listening-focused Singapore property agent I had imagined turned out to be the easy part. The business side was much harder.

Deals were difficult to secure. I was a new face in a competitive industry where many rookies drop out within six months. I found myself staring straight at the very fears that had once held me back.

Then something heartbreaking happened. Choo Choo was diagnosed with a serious illness and passed on not long after the diagnosis. Losing a mentor so early on was painful, but her example stayed with me – especially her commitment to serving clients with honesty and warmth.

Those first two years were tough. It took time for me to:

  • Build my knowledge of HDB and private property rules.
  • Understand the Council for Estate Agencies (CEA) regulations and professional standards.
  • Learn how to market effectively and negotiate confidently.
  • Develop my own systems to support clients in a calm, organised way.

Slowly, things started to fall into place, and the deals started coming. I learnt that being an introvert is not a disadvantage in this line – it actually helps me listen more, think deeper and stay steady under pressure.

Over time, I have had the privilege of helping many Singaporean and foreign clients navigate Singapore’s real estate market – buying their first home, upgrading to private property, restructuring their portfolios, conducting estate sales or managing their properties while based overseas.

  • The happenings in Singapore’s sale & rental markets (both public housing & private property market).

I present the information in plain English (I’m fluent in Mandarin, too), focusing on what applies to you specifically. My background in data and education helps me explain things clearly and logically.

3. A Custom Plan For Your Situation

Once we are aligned on your goals and constraints, I map out a step-by-step plan. This may include:

  • When to put your current property on the market.
  • Whether to buy or sell first.
  • How to structure your purchase to balance cash flow, CPF and loan usage.
  • Which segments or locations to focus on based on your objectives.

The plan is always customised. There is no one-size-fits-all formula that works for every family or investor.

  • I keep my CEA registration up to date and complete the required Continuing Professional Development (CPD) courses each year.
  • I perform Customer Due Diligence to ensure transactions are legitimate and compliant with regulations.
  • I avoid conflicts of interest and do not engage in dual representation.
  • I am transparent about my role, responsibilities and fees.
