Landed houses, cluster houses, resale condominiums, new launch developments, executive condominiums, resale HDB flats and BTO flats. Each has different rules, costs and timelines. - Stamp duties
Buyer’s Stamp Duty (BSD) and Additional Buyer’s Stamp Duty (ABSD) can add significantly to your total outlay, depending on your profile. Seller’s Stamp Duty (SSD) affects your holding period. - Loan limits
The Total Debt Servicing Ratio (TDSR) and Loan-to-Value (LTV) limits affect how much you can borrow. - New launch processes
Preview sales, balloting, booking days and progressive payment schemes work very differently from a standard resale purchase. - Location and value

01 Initial Consultation
We start with a conversation. No forms, no hard sell. I want to understand what you are looking for: your lifestyle needs, investment goals, timeline, and any concerns you may have. This can happen over a call, over coffee, or even entirely online if you are based overseas.
02 Financial Assessment
Before we look at a single property, we need to make sure the numbers work. I will walk you through the numbers, run the stamp duty calculations, and help you understand your loan position.
03 Shortlisting
Based on your needs and budget, I curate a focused shortlist. You will not be drowning in options. Every property I show you is there for a reason.
04 Viewings
For resale properties, I will make the viewing appointments, accompany you to viewings and give you my honest read on each one. What I like, what makes me pause, and how it compares to the others.
For new launches, I will walk you through the showflat and share my perspective on the development and the unit options worth considering.
05 Offer and Negotiation (Resale) / Booking (New Launch)
For resale properties, once you find something you like, I will help you put in a considered offer and negotiate on your behalf. The end objective is to come to an agreement with the seller and secure the OTP (option to purchase) for you.
For new launches, the process is different. There is no offer stage. Instead, you secure the OTP once we pay the booking fee. If we are participating in a preview sale, I will be with you through the entire process: cheque submission, balloting, and booking day. My experience with unit selection means you are not making that call alone.
06 Completion
I stay with you through the legal process and handover. Once the keys are in your hand, the transaction is complete. But my support does not necessarily end there.

One area where I add particular value is new launch properties.
I have access to every new launch in Singapore. regardless of the developer or marketing agency. This means I can give you an objective view of the entire market, not just the projects a particular agency is pushing.
For preview sales specifically, the experience can feel fast and high-pressure. Knowing which units to go for, which stacks to avoid, and how to position yourself on booking day makes a real difference. I bring that knowledge to every launch we attend together.
I have even helped overseas investors purchase new launch properties without setting foot in Singapore. Every step from shortlisting to booking to legal completion was handled remotely, with clear communication throughout.
