SELL & RENT HDBS IN TAMPINES ESTATE
Tampines (淡滨尼) is Singapore’s first Regional Centre and the largest residential town in the East. Part of the North East CDC, it is well-connected by three MRT stations (Tampines, Tampines East, and Tampines West) on both the East-West and Downtown Lines and major expressways like the PIE and TPE.
Tampines offers residents a self-sufficient lifestyle. Its status as a regional business hub, coupled with its family-friendly environment, makes it one of Singapore’s most sought-after residential areas.
These are some of the HDB subzones in the Tampines estate:
- Simei
- Tampines Central
- Tampines East
- Tampines West
On a personal note, Tampines holds special significance for me, as it was the location of my first-ever real estate transaction. I had the opportunity to assist a landlady in renting out her Simei 4-room HDB flat to a British professional working at Redhat, marking the start of my journey in real estate.
At that time there weren’t as many flats as there are today.
It wasn’t as crowded as it is now… When we met our friends from other parts of the island, they would say, “Wah you live in Tampines, you ulu type ah.”
Long-time Tampines resident.

7 INTERESTING FACTS ABOUT TAMPINES HDB ESTATE
(a) Historical Name Origin:
Tampines derived its name from the Tempinis tree (Streblus elongatus), which once grew abundantly in the area. This hardy tree species was prized by early settlers for its durable timber, which was extensively used in local construction and furniture-making.
(b) From Rural to Urban:
The area underwent a dramatic transformation from a rural landscape dominated by sand quarries, fruit orchards, and sprawling coconut plantations to become one of Singapore’s most well-planned urban centers. This transformation began in the late 1970s and continues to evolve today.
(c) Pioneering Town Planning:
In 1979, Tampines became Singapore’s first town developed using the precinct concept – an innovative approach to urban planning that grouped residential blocks into smaller neighborhoods. This design helped foster community bonds and create more intimate living spaces within the larger town setting.
(d) International Recognition:
The town’s exceptional urban planning earned it the prestigious World Habitat Award in 1992 from the Building and Social Housing Foundation (BSHF) of the United Nations. The award recognized Tampines as a global exemplar of successful high-density public housing that remains affordable while maintaining high living standards.
(e) Green Innovation:
Tampines was a pioneer in incorporating integrated green spaces into urban design. It features extensive green corridors that preceded Singapore’s modern park connector network, demonstrating early commitment to creating a garden city. These green spaces now form crucial parts of the town’s ecological network and recreational areas.

(f) Heritage-Inspired Design:
The town preserves its agricultural heritage through uniquely designed playgrounds that pay homage to its fruit-farming past. These include distinctive watermelon, mangosteen, and pineapple-shaped play structures, which serve both as recreational spaces and as reminders of the area’s history.

(g) Economic Hub:
Today, Tampines serves as a major commercial center in the east, anchored by Changi Business Park – Singapore’s largest integrated business park. The park hosts numerous multinational corporations and tech companies, making Tampines not just a residential town but also a significant employment hub.

All reviews are highly positive, indicating customer satisfaction and quality service.

I have recently relocated to Singapore and have been very fortunate to employ Jack’s help in securing a rental property. He has been an absolute star and is ever so helpful. His replies are prompt and attention to detail is excellent. I have only managed to come to Singapore for a couple of days and we managed to view more than 10 properties with his help. He still kept me up to date after the contract was signed. Til to date, Jack still keeps in touch about issues regarding the property. I cannot recommend him enough and would urge anyone looking for a property in Singapore to get in touch with Jack

I’m writing this review to express my gratitude to Jack, who helped me enjoy a stable life in Singapore for the past year and a half. When I first arrived in Singapore and felt overwhelmed, Jack introduced me to a great place to live. From the contract signing to the time I spent there, and even after the lease ended, he provided consistent care and support. Thanks to him, I was able to stay in a nice home and live comfortably in Singapore for a year and a half. I truly appreciate his kind help throughout my journey in Singapore, and I highly recommend Jack to everyone.

We first met Jack Sheo of PropNex Realty when we came across a private property listing in which we were very interested. From our first meeting, we were impressed by his professionalism, market knowledge, and genuine approach. At the time, we were considering selling my current HDB home and purchasing a private property and after that initial conversation, I felt confident engaging him to guide me through the entire process. Working with Jack was a smooth and reassuring experience from start to finish. He took the time to understand our needs, preferences, and timeline, and tailored his strategy accordingly. On the selling side, he helped stage and market my home effectively, generating strong interest and securing a great offer within a super short period. On the buying side, he was equally diligent, patiently offering valuable insights, and ultimately helping me secure that property that matched what I was looking for—both in value and lifestyle. What really stood out about Jack was his responsiveness, honesty, and ability to anticipate and solve problems before they became issues. He handled the paperwork, coordinated with all the relevant parties, and kept me informed every step of the way. This made a potentially stressful process feel much more manageable and even enjoyable. We highly recommend Jack to anyone looking to buy or sell a property. His experience, dedication, and client-first attitude truly make a difference.

I have known Jack for closed to two decades. He is meticulous in his analysis, dependable and distinctly professional. Indebted to his unwavering support throughout these years; be it for the sale of properties and lease management. With his in-depth knowledge, transactions were done at the most opportune time and seamlessly concluded.

I'm truly grateful for my experience working with Jack Sheo. I found his website while searching for a Singapore property agent to help sell my property, and I couldn't have made a better choice. From our first meeting, Jack's knowledge and professionalism stood out. He has a wonderful way of making you feel at ease. Talking with him felt like discussing my property with a knowledgeable friend who genuinely cared about my needs. His insights were valuable, and I appreciated that he never pressured me. Throughout the entire selling process, Jack was an invaluable guide. He patiently walked me through each step, turning what could have been a stressful experience into a manageable journey. When he learned I was overwhelmed with work, he even arranged for my furniture disposal. A gesture that genuinely touched me. Reading other reviews, I see that my positive experience isn't unique. Jack consistently delivers excellent service to his clients. I'm so thankful for my smooth and positive property sale experience. Jack, you're truly exceptional at what you do.
